The architectural design process can be divided up into separate phases. These phases help the project progress in a systematic way and can help home owners feel less overwhelmed. Since the design is a creative endeavor, sometimes these phases overlap for a more fluid development.
Schematic Design
This is the kick-off phase of a project where the owner and designer discuss needs and wants of a project. What's your budget?, How many bedrooms do you want or need?, How do you typically entertain?, Is aging in place something you're interested in?, How do you want to interact with the outside space of your home?, Do you work from home?, What type of architectural styles do you like? These types of questions and more will be explored. If the project involves an addition or remodel, any existing conditions of the home that will remain will be documented.
The importance of this design phase cannot be underestimated since it lays the groundwork for the design direction and the following phases build upon this work. Layouts and space planning will be explored based on the client's lifestyle, wants and needs. If multiple layouts are presented for consideration they can be combined and refined.

Design Development
Based on the feedback from the Schematic Design Phase, the layout will be refined and exterior architectural concepts will be proposed in relation to the desired interior spaces. 3D models will be generated to help with visualizing the exterior of the house. Some times this set of documents may be sent out for preliminary pricing from contractors. Based on the bids, the plan can be updated to fall more in line with the established budget. The layout and exterior architectural concepts will be reviewed for final approval prior to proceeding with Construction Document phase.

Construction Documents
Construction Documents are drawings that reflect all the final decisions that have been made throughout the Schematic Design and Design Development phases and produce a set of documents that allow for permitting and construction. Structural and framing material will be added along with window and door details. These documents also include required code information for the municipal plan reviewers for permitting and any important architectural details for the contractors during construction.
Interiors
The interior finishes such as flooring, cabinetry, counters, tile, lighting and plumbing fixtures and any wall treatments can be very impactful on cost. If they are thought out early, they can be integrated into the pricing plans for a more accurate cost estimate. If not, the contractor typically puts in an estimated cost allowance to establish a budget.
Sometimes home owners want to choose their own interior finishes and sometimes they opt for having us coordinate all the finish items. Either way, it's best to have these items identified and clearly communicated to the Contractor as early as possible to eliminate delays down the line.

Some of the tools we use to help select and coordinate the interior finish composition are inspiration images that we review with the owner to establish direction. Once a direction has been identified, we procure samples and generate palette boards with the finish materials, fixture images and colors for feedback.
