MODERN
EFFICIENCY

UNDER DEVELOPMENT

This house was designed as a specification house for a developer with more modern sensibilities.

Aesthetically we focused on simple shapes and volumes and defined them with varying textures and colors.  The interior layout is arranged to maximize the architectural tenent of "light from two sides of every room".

"This pattern, perhaps more than any other single pattern, determines the success or failure of a room. The arrangement of daylight in a room, and the presence of windows on two sides, is fundamental...When people have a choice, they gravitate toward rooms with light from two sides."

Tenet #159 - A Pattern Language.

Programatically, the goal was to create a modern house with an efficient footprint of just over 1,000 square feet.  The garage is approx 500 square feet.  The first and second floors combine to 2,375 square feet and the basement is a usable 1,011 square feet.  It also has a 400 square foot patio off the main living area. There is also the option for a green roof or deck on the garage to improve views in that direction.
